Transaction Management

Transaction Management Fees:

  • $350/single-sided transaction paid at closing
  • $500/double-sided transaction paid at closing
  • $175/Listing Service
  • $50/Pre-Listing Service

Pre-Listing Services:

  • Research listing property
  • Prepare listing documents for electronic or wet signatures including:
    • Listing agreement, Seller’s Property disclosure
    • Condo/HOA disclosure (if needed)
    • Brokerage-required disclosures
  • Obtain condominium/HOA documents and, if necessary, applications

Listing Side Services:

  • Review listing documents for accurate dates, initials, signatures, and other information.
  • Input listing into MLS, upload photos, attach disclosures, and input showing instructions.
  • Create listing file and upload all documents in your document management system.
  • Order sign installation
  • Introduction email to client and title.
  • Manage listing documents, updating any changes in your document management system and MLS as needed.
  • Confirm listing compliance per brokerage requirements.
  • Input listing into A+ Admins TC software
  • Manage documents for listing, updating any changes in your document management system and MLS as needed.

Listing Under Contract:

  • Send offer and any addendums/riders to seller for signature(s).
  • Update to Pending: MLS and your data management system.
  • Introductions: email and phone calls to all parties in the transaction (seller, buyer, title, lender, co-op agent) to keep everyone in communication.
  • Calculate Timelines: Important due dates (effective date, escrow deadline, inspection deadline, closing date, etc.) based on the sales contract.
  • Request escrow verification and other documents, as necessary.
  • Follow up on Inspections, appraisals, etc.
  • Communicate: email updates on the transaction status at least weekly.
  • Prepare for Closing: send closing instructions and, if requested, SDP to title company. Confirm agent is in full compliance per their broker’s requirements. Confirm lender and title have all required documents for a smooth closing.
  • Send fully executed ALTA to agent and client, and upload in your document management system. Update to Closed in MLS.
  • Follow up with client for closing gift, reviews, etc.

Buyer Side Services:

  • Introductions: email and phone call to client(s).
  • Create Buyer File: Create file with client information, signed disclosures, etc.
  • Documentation Quality Control: review all documents for accurate dates, initials, signatures, and other information.
  • Confirm pre-approval and upload lender certificate and, if necessary, proof of funds.
  • Send offer and any addendums/riders to seller’s agent for signatures.
  • Introductions: email and phone calls to all parties in the transaction (seller, buyer, title, lender, co-op agent) to keep everyone in communication.
  • Calculate Timelines: Important due dates (effective date, escrow deadline, inspection deadline, closing date, etc.) based on the sales contract.
  • Verify escrow deposit(s). Send escrow verification receipt to listing agent.
  • Manage sale documents, updating any changes in your document management system as needed.
  • Follow up on Inspections, appraisals, etc.
