Seller-Side Services

Pre-Listing Services: $50

Research listing property

  • Prepare listing documents for electronic or wet signatures including:
    • Listing agreement, Seller’s Property disclosure
    • Condo/HOA disclosure (if needed)
    • Brokerage-required disclosures
  • Obtain condominium/HOA documents and, if necessary, applications

Listing Services: $175

  • Review listing documents for accurate dates, initials, signatures, and other information.
  • Input listing into MLS, upload photos, attach disclosures, and input showing instructions.
  • Create listing file and upload all documents in your document management system.
  • Order sign installation
  • Introduction email to client and title.
  • Manage listing documents, updating any changes in your document management system and MLS as needed.
  • Confirm listing compliance per brokerage requirements.
  • Input listing into A+ Admins TC software

Transaction Services

Offer Package Creation/Submission: $50

  • Prepare the offer documents for electronic or wet signatures including:
    • Offer summary cover page
    • Contract
    • Disclosures and/or Addenda
    • Brokerage-required disclosures
  • Consolidate above documents and buyer’s pre-qualification letter/proof of funds into one PDF document.
  • Email to listing agent with summary and confirm receipt.

Contract to Close Services: The rate for managing transactions will be based on the level of service chosen as follows and due at closing.

Agent Responsibilities

  • Provide contact information for your client, buyer or seller, including legal name(s), email address(es), and phone number(s).
  • Remain engaged in the listing/transaction – this is your deal.
  • Provide necessary information for listing agreements, contracts, disclosures, addenda, and other documentation.

Administrative Services

Administrative Fees

  • $30/hour for most administrative services listed below. Anything not covered below, ask for a quote.
  • $350/create custom brand/logo.

CRM Management

  • Update and maintain contacts in your CRM system.
  • Scheduled uploads (monthly, quarterly, etc.) from MLS, Outlook, Gmail, and other sources.
  • Scheduled cleaning of contact list (at least annually).

  • FIRST TIME BLOCK includes 1-hour consultation and 8 hours of website development: $250.00
  • ADDITIONAL TIME BLOCKS can be purchased in 4-hour increments: $125.00
  • MONTHLY WEBSITE MAINTENANCE: $30.00/month OR $300.00/annually
